1. General Rules
1.1 The society shall be managed by the Managing Committee elected in accordance with the Maharashtra Co-operative Societies Act, 1960 and the rules thereunder.
1.2 All members shall abide by the rules and regulations of the society and the decisions taken in the General Body meetings.
1.3 No member shall cause any nuisance or annoyance to other members or occupants of the building.
1.4 Members shall keep their flats and common areas clean and hygienic at all times.
2. Maintenance Charges
2.1 All members shall pay maintenance charges regularly by the due date as decided by the Managing Committee.
2.2 Late payment of maintenance charges will attract a penalty as per the society's bylaws.
2.3 The maintenance charges are subject to revision as per the decision taken in the General Body meeting.
2.4 Non-payment of maintenance charges for more than three months may result in disconnection of services.
3. Use of Common Areas
3.1 Common areas including corridors, staircases, parking areas, garden, and playground shall be used by all members for their intended purpose only.
3.2 No member shall encroach upon or obstruct any common area or passage.
3.3 Parking spaces shall be used only for the purpose of parking vehicles. No storage of goods is permitted in parking areas.
3.4 The garden and children's play area shall be maintained by all members jointly.
4. Safety and Security
4.1 The society premises are under CCTV surveillance for the safety and security of all members.
4.2 Members shall cooperate with the security staff and follow the entry/exit procedures.
4.3 No member shall keep flammable or hazardous materials in their flats or common areas.
4.4 Members shall ensure that fire safety equipment is not tampered with or misused.
5. Noise and Disturbance
5.1 Members shall not cause excessive noise or disturbance, especially during night hours (10:00 PM to 7:00 AM).
5.2 Cultural and social events shall be organized with prior permission from the Managing Committee.
5.3 Construction or renovation work shall be carried out only during permitted hours as per local regulations.
6. Pets
6.1 Members who keep pets shall ensure that they do not cause nuisance to other members.
6.2 Pets shall be kept on leash in common areas and their waste shall be properly disposed.
6.3 Pet owners shall be responsible for any damage caused by their pets.
7. Amendments
7.1 These terms and conditions may be amended by a resolution passed at the General Body meeting.
7.2 All members shall be informed of any amendments through official communication channels.
Note: These terms and conditions are subject to the Maharashtra Co-operative Societies Act, 1960 and the society's registered bylaws. In case of any conflict, the society's bylaws and the Act shall prevail.
